We Need A Bad Tenants Database
September 30, 2007 – 9:52 amLast month I received word that my property manager has served my tenant an eviction notice for not paying his rent. My property manager also received numerous calls from the HOA stating that the police visit the unit once a week because my tenant was fighting with neighbors. Here is what the bad tenant did to my place:
1) Punched holes in the wall
2) Pissed and puked all over the carpet
3) Broke the ceiling fan
4) Poured black tar all over carpet
5) When he moved out, he left all of the trash in front of the garage
Total damages = $4,000
I wish there was a database of bad tenants out there. I don’t know if this is legal but we have received lots of feedback from property managers wishing there was a central database to view past evictions and bad tenants.
There are some local and city data one could pull from the record to view eviction and court notices but there needs to be something more. The business model could be a monthly charged that gives people access to data base.

Don’t forget to post this tenant at Http://www.bad-tenant.org . This is a free database of bad tenants. It all started when the same thing happened to me. The tenant did not seem to care if they caused damage or not. I say in this internet age there has to be a way to let the world know not to rent to this person. So that is why I started www.bad-tenant.org. This is a landlord helping landlord community.

Beware DALE STOCKTON and his mother, DIANE STOCKTON… in Reno, Nevada and surrounding areas. These people are interlopers, squatters, and usurpers.. They are liars, manipulators, and convincing con-artists.
They will manage to convince you that YOU owe THEM somehow but, they will unexpectedly leave owing you money and your property will be trashed. They both use the dole-out system for as long as they can, and DALE has numerous fake “law-suits” that he has succeeded in getting workman’s compensation and such for. He is perfectly healthy and capable of putting in a full day’s work, and so is his mother, yet they are both on extended unemployment benefits at this time.
Don’t find out the hard way, or take my word for it. Before having any dealings with these people, just do a simple background, work history, and credit check. Then, believe what you see in black and white, and DO NOT fall for their slick and “innocent” seeming facade.

Also try www.opentenant.com. It’s a social network for landlords and investors.

I personally feel Bad-Tenants.net is a far better site than badtenants.org. It has far more tools in it. Check it out for free!
