Successful Rental Marketing Tips for Google Adwords

I wanted to share some secrets and marketing techniques for Google Adwords. These tips are meant for the moderate to expert adwords user.

If you apply these techniques to your ad campaigns, you will see a dramatic increase in CTR (Click Through Rates) and Conversions. Which means more sales and leads.

There are many little secrets and this is part one of many more parts to come.

Marketing Tip # 1 - Increase your CTR through the {KeyWord} Insertion

Take advantage of the not so known {KeyWord} insertion Technique.

Example: When a user searches for a term, lets say “homes for rent in denver”, Google will bold all search terms within the ads. When your headline matches the search term, the more likely a user will click on your ad because they know it is very relevant to their search. They might see an ad like this:

Homes For Rent in Denver
Search for Homes, Townhomes, Condos
For Rent in Denver. Free to Search.
www.rentBits.com

Now if you have hundreds and thousands of keywords within your campaign, you may say “This is impossible to have a unique ad for each keyword. That will take me forever.”

Have no fear, you can use the {KeyWord} insertion for each ad within an adgroup. Lets say you lumped all of your Denver keywords together in one adgroup (More on this in another section). For this example lets say you have 200 Denver for rent related keywords in one adgroup. Your ad would look something like this when you login to your account:

{KeyWord: Denver Homes For Rent}
Search for Homes, Towhhomes, Condos
For Rent in Denver. Free to Search.
www.rentBits.com

The {KeyWord} will tell the system to serve the searched term in the first line of the ad. If the keyword is over 25 characters, it will then default to what ever you have after the colon. In this case if someone searched for a keyword “beautiful homes for rent in denver colorado”, the system would know it is more than 25 characters and would serve Denver Homes For Rent in the first line of the creative instead.

Tip: When using the {KeyWord} Insertion, make sure you capitalize the K and W in KeyWord. If you were to add {keyword: Homes For Rent in Simi Valley} the search term that would populate the first line would be all lower case letters like homes for rent in simi valley.
